This past month has been spent not only in completing, and moving into, our new “cabina” but also readying ( as much as possible) ourselves for the onslaught of another high season here in Costa Rica.
Past readers know that we at CR Home Realty have been joined by Jeff and Melissa Fischer and Steve and Marzena Nessman, both of whom will be involved in sales and investments for us, something which has been much in demand but , due to lack of more personnel, was not available to as many people as asked.
Both have now been here over a month and the following link will give Jeff’s insights into the first month’s move and introduction to Costa Rica:
Onto investments!
We have put together two very specific investments for those interested:
1. We have acquired an option and partial ownership of a property in Grecia consisting of roughly 20 acres. It is a truly magnificent property consisting of panoramic , “drop dead” views of the Central Valley and its surrounding mountains and volcanoes. The property is nearly all currently planted in coffee, with hundreds of fruit and banana trees dotting the property…complete with giant cypress and eucalyptus trees. Two rivers also border each side of the land.
We have already installed a road on a portion of the property and run water lines in. Electric will be next as well as a gate which will offer security to buyers.
It is intended that eight , possibly nine properties will be offered for sale here, each of a minimum of one hectare, or two and one half acres each.
Because there are virtually no gated and secure communities in this area with any sort of comparison , this will be unique. We intend to build homes for resale on these properties and offer them for resale. Each will be between 1500 and 2000 sq. feet and will be similar to our past home and to our present spec home, Dos Vistas. Both can be seen on our website. We know that the demand is here for these homes and we also know what potential buyers are seeking. Without being overly specific here, we will form a separate corporation for each home, and the investors will hold title to the land and property until it is resold. We anticipate approximately nine months from start to finish and anticipate ( based upon past experience) that the return on each home and property will produce an annual ROI in excess of 50-70%. CR Home Realty will manage the construction and all phases of the sale and development and , in exchange, will receive a percentage of the profits as well as as a monthly fee for overseeing construction and sales. A minimum of $20,000 is required for participation , although we may accept two parties forming that amount to form a unit. All monies will be held in a separate account and be strictly accounted for. We anticipate that each home and land will require a minimum of $110,000...with resale estimated at between $165,000 and $185,000. We ask that any interested parties come and see the lands and properties for themselves …see past construction …and satisfy themselves that we do, in fact, know what we are doing.

We plan on building as many as 10 of these during the coming months. Approximately half of these will be built on a property to be acquired on the gulf of Nicoya near Playa Naranjo and the other half will be built on a property located midway between San Ramon and San Mateo. These properties have one of the most “jaw dropping” ocean views that we have ever seen. Access is excellent and utilities are closeby and best of all…there are virtually no other “gringos” in the area…it is almost totally undiscovered and only 30 - 40 minutes to Pacific beaches.
We anticipate that each cabina ( adapted to beach living where appropriate ) and land will cost approximately $60-70,000... And the sales prices will be slightly over $100,000. Time of construction is a maximum of three months. The same type of corporate and shareholder structure will be available here.
We currently have individual investors for specific projects totaling four additional cabinas and four additional spec homes and different locations. We anticipate , and in fact, have the cabinas all sold in advance of building . The homes we anticipate, based on past experience, should each sell within 45 days at a maximum. Investors are invited to see past and present construction and examine our projections as well. Past investors know that our performance is, and always will be , totally transparent.
Those of you who have been following our investments know , not only from our site, but from additional readings that our premises for investment are based not only upon our experience and current stream of clientele …but from the impending horde of retiring boomers which totals over 77,000,000. We believe that we have an excellent grasp of specifically what these retirees are seeking AND what the older “second home” buyers are seeking. BUT…please also recognize that we are conservative, fiscally conscientious, and recognize our fiduciary responsibilities. We do not “jump” and make arbitrary commitments until ALL pieces of the puzzle are in place. Feel free to ask any and all questions about investing in Costa Rica…all of us have had significant investment experience in the past and our conservative attitude has carried over to Costa Rica.
