It is almost mid February and high season is in full swing here in Costa Rica.   There are more "gringos" than ever before in the streets of Grecia and the tour buses swing through town an average of three or four per day...all stopping to gawk at "the big red metal church" in "the cleanest town in Latin America."  Our new office behind the church is averaging several walk-ins per day as it is definitely accomplishing our expectations.

we are in the initial stages of two new developments: 
one is a gated and secure community in the mountains above Grecia.  

Properties there average two and a half acres and have some of the most gorgeous views imaginable...not to mention the rivers, coffee, fruit trees, towering cypress trees and nearly backing up to a national reserve area.   And of course the area is on a flyway so birds and wildlife is plentiful.   There are only eight more properties available.  

The other development is in San Mateo and has a huge, panoramic view of the pacific ocean which is only a few miles away.   It is totally and heavily forested and , while it is not rain forest, it is definitely jungle the way we all imagine Costa Rica.   Birds and animals are abundant and there a literally dozens of varieties of hardwoods, fruit trees and vegetation of almost unlimited varieties.   It is convenient to several nearby towns

and access is excellent.  We are in the initial stages of development and are pricing one acre properties with privacy AND views at VERY reasonable prices.( in most cases less than half the cost of the competition! ) 

Those of you who wonder about "what else we do"...here goes...

1.  Randy and Rhonda starting construction of their main house, just below the cabina which was constructed as a model AND as a guest house.  ( see front page of the website )

2.  Rodrigo and Char's house is completed and being moved into as this is being written.

3.  Susan has had three building pads put on her properties in Sarchi and San Miguel de Grecia.   They are stunning. 

4.  Steve and Marzena have started construction of their cabina in Cajon de Grecia.

5.  Jeff and Melissa have begun road and pad construction for erection of home and house for resale.

So, in addition to handling the normal overflow of clients we do manage to stay busy as well with personal matters.   We all also manage to take "sidetrips" to various parts of the country which is a huge side benefit to living here...the country is small enough that most trips can be made in only a few hours. 

Now down to the business of properties and real estate...

1. the beach fixer uppers have been literally flying out the window at the rate of a couple per week.   There are still a few left but they may be sold by the time this newsletter goes to press... Here is one of the remaining "best"...

...larger corner lot, oceanview and only 130-40 yards away to gorgeous, clean and quiet beach with views to Punta leona and the Nicoya Penninsula.   Larger house of close to 1000 sq. feet, 3 BR, bath, and open area.   Pool and patio.   Only $52,000.

2.  this listing is a bit away from our norm but still represents superb value... literally a mansion in Poas...almost 6000 sf of old world, colonial charm... built in the way that cannot be duplicated today at almost any price...thick brick walls with one inch thick rebar...handpainted tile and handmade wrought iron... 7 BR, 3 baths, servants quarters , huge terraces, swimming pool, tilapia pond, gorgeous river and waterfalls border the property...this property is truly unbelievable and is situated on nearly six acres of gorgeous, well manicured property.   Needs only a little updating ( bathrooms, for example and perhaps kitchen ) but is a wonderful example of how the wealthy lived in Costa Rica 50 years ago.   Could be easily

adapted for a bed and breakfast.    Less than $300,000.  Put this in Alajuela, Heredia, or Santa Ana and you would be seeing a price tag in excess of a million dollars.

3.  Only 250 yards to a secluded beach... a titled beach property of one acre and completely remodeled and redone.  Gorgeous main home of large open area, with new bath and remodeled kitchen.   Glassed everywhere to take advantage of the views.   Gorgeous grounds with literally hundreds of trees , shrubs and flowers and concrete paths winding throughout. 

Two smaller casitas, each of 2 BR, bath, living area and kitchen.   And of course...a gorgeous pool ( yes, it has a filtration system with Hayward sand filter ) with decking and BBQ area.   And lastly,  absolutely knockout views of the Pacific ocean only a short walk away.    This is a steal a $185,000.

 

4.  A small , well kept home with a gorgeous, panoramic view of the whole Central Valley.  Only about 700 sq. meters of space but room to expand.   Lot of 700 sq. meters and access right off of a

main road.  This house needs nothing to move into immediately but fussy buyers may want to remodel and add a few amenities ( we ARE spoiled gringos , you know ).   This is the best buy we have seen in a smaller house in a LONG time...only  $27,500.  Ten minutes from Grecia.

5.  3 and 1/2 manzanas or over six acres of coffee and fruit trees in Sarchi...gently sloping toward a river with a huge view of the Central Valley.   Great access off of a main road.   Fantastic potential for several homes and development.    Smaller house, in good shape, on the property...add a second level here and you have a 360 degree view!   This property is a great buy at only $110,000.  Only ten minutes to downtown.
