This newsletter is a little different...

...it is for those who are seeking not only real estate but also an investment...and it IS time sensitive as well ( with even a few more stipulations )

We at CR Home have several investments which we feel will do extremely well over the next 12-24 months.   And , given the current state of the Stateside real estate market...we expect a much better return than the average piece of Costa Rican real estate.

Many of you know that we have been recommending a limited number of "fixer uppers" close to the beach midway between Jaco and Orotina.   While they are not for everyone, those who have purchased there have been extremely pleased and prices have been steadily rising in the area and quantities are dwindling.

There are several reasons why we feel that these are not only good buys , but good investments as well...

1. there is a new plano regulador which will begin shortly and outline new zoning requirements for the area...which is normally a precursor for much higher prices.

2.  those of you who have visited the Costa Rican central pacific in recent months know that Jaco and area all the way down past Dominical are absolutely booming.   The area which we are recommending is just a few minutes north of Jaco and the population centers will almost certainly be migrating this way.   But for now...enjoy the night life of Jaco and come back to "our" neighborhood and community to enjoy peace and quiet...and of course, the gorgeous beaches.

3. those of you who know the area, know that some of Costa Rica's most expensive real estate (i.e., Punta Leona, Nativa, Los Suenos ) is located within only a few minutes of this community.

4.  the new four lane highway which is scheduled to begin completion of the last 20% of its total will bring driving time from San Jose to this area down to only 45 minutes.   And our area is one of the closest beaches and communities.   Take a look at the number of condominiums and high rises that are being built in Jaco in anticipation of this new highway.   And we guarantee that you will have to look long and hard to find a condo under $200,000!

These are only a few of the factors which make the fixer uppers a good investment.   But the real icing on the cake is yet to come.   And at the risk of us sounding like shills or that this newsletter is a come one...we will not sell to anyone who does not visit and learn the "whole story".  This is not hyperbole and a future event which we are "gambling" on...it is real and, to an extent, we do control the outcome.   So ...we are putting our money where our respective mouths are.

How much can your return be?   We honestly don't know.   But we feel that it is the type of opportunity which , if you do not invest, you will always look back on and say "...if only I had...when I had the chance."   What we are recommending is not rocket science and it is not gambling.   It is investing in progress and still being able to participate in the growth of one of the most beautiful countries in the world.    And it is not shares, it is a concrete investment which you can actually live in, remodel, and watch the growth of the area.

A lot of approximately 750 sq. meters with a home which definitely needs renovation.  Major selling point here is that it is as close to the beach as you can get without being "too close".   View and a short two minute walk.      Trees, bushes, but needs some landscaping.  Estimated cost of reno...  probably around $15,000.            $37,500

one is  $32,000, the other is $55,000.  Both are in good condition and the latter is virtually brand new.   No views but less than a ten minute walk to the beach and only 300 or so meters away. 

Investment and/or future "getaway" on the beach...prices will never be at these levels again.
