OUR INVESTMENT PROJECTS
We have had such overwhelming response to our investments proposals and so many specific questions that we are sending out another email which will hopefully answer all questions. We have two investments which are the same in theory but with important differences. The first is:
1. We have two properties in Grecia which we have currently tied up and have under option. One is a 20 acre parcel which is comprised ( at our direction ) of 9 different one hectare pieces of property. ( 2 ½ acres ). Each has phenomenal views toward the Central Valley and its surrounding mountains and volcanoes. Property similar to this has sold for twice as much as we have optioned it for. The property will be gated and secure. The road has already been established and water has been bought in. The property in total is absolutely breathtaking, with rivers, huge eucalyptus and cypress trees, fruit trees and of course, coffee. All individual properties contain several buildable locations…and all are far enough apart to retain privacy and not feel hemmed in by neighbors. The property is truly one of a kind. Our cost is $3.50 per sq. meter.
We need to put in additional roads, water, a secure gate, electricity and some landscaping. These items will be put in before selling the homes, obviously. We estimate the cost of these items to be an estimated $15,000-20,000.
Each home to be built here will be approximately 1500-2000 sq. feet. The homes will definitely be upscale, with custom features such as windows, doors, kitchen, tiles and more. See our Dos Vistas project as a sample. Or our own home.
We estimate the cost of each construction to be approximately $52-55,000 at the low end and $70,000 at the high end. Options will be available with a minimum of a 50% markup.
Selling prices of these homes, including the land will be between $175 and $200,000. Competition’s prices are misleading because the lots alone, which are smaller by at least half are in excess of $100,000. And building prices are being quoted in this area well in excess of $50 per sq. foot. Prices may be higher but will be slightly lower than the competition , and for a better product.

2. We are in the process of narrowing down our cabina project lands. One is in Grecia and cost of the land is approximately $26-27,000 per manzana or 1 ¾ acres.
( www.cr-home.com/featured-1.html ) The land here is gorgeous, slightly steeper, but perfect for cabinas. The owner will work with us on the financing. The cabinas ( which is really a misnomer as these are definitely liveable , full size homes of more rustic construction …see the first page, bottom , of our web site: www.cr-home.com ) can be constructed for approximately $21-23,000 in total, depending upon location. Options here too will be available. We anticipate selling these for between $75,000 and $99,000 depending upon location. Total construction and land costs will approximate $50,000. The other pieces of land we are looking at are ocean view and still offering convenience. These will appeal to the second home, and vacation market, which is huge in Costa Rica. The properties are close to San Mateo. We are obtaining final costs on these but it is certain that land costs will be less by a minimum of 25%. This market not only is huge but we , in fact, have no real competition whatsoever. More pictures
Again, you do the math.
Each investment of home and land will be structured as a separate corporate entity. A Costa Rican corporation will be established with the investors as sold shareholders. I , and CR Home Realty will act as administrator and have exclusive power of attorney to do all construction and oversee each project as necessary. No salaries will be paid to the General Partner. 25% of the net proceeds from the sale of the project will be paid out when the sale of the property and corporation is completed. All accounting shall be totally transparent and accounting shall be furnished on a regular basis to all shareholders.
Additional checks and balances will be made available to those interested. We do insist that we have total control over the project unless asked to leave, which the shareholders DO have a right to do.
We ask for a minimum investment of $20,000 and ask that it be made in total and held in our attorney’s escrow account until the funds are totally collected for each project AND each corporation is complete. Each shareholder will receive stock certificates and have totally access to all corporate records and accounts at any time unless it interferes with the construction activities.
We take our fiduciary responsibilities very seriously. We are happy to answer any questions as best we can . And if any details are not spelled out in clear and concise language or are ambiguous in anyway, please ask for clarification. It is important to us that our investors understand exactly how the process works AND what is expected of us AND of them.
Pictures of areas of interest are included here and labeled. We are in the process of taking indications of interest immediately. We have already received commitments enough for three cabinas and two houses. We will only undertake what we know that we can accomplish . And make money at it.
