An increasing number of our clients are becoming more aware of Costa Rican real estate as offering superior appreciation potential. Because we all live here we have grown accustomed to values, in both land and construction, appreciating rapidly. Oftentimes we do not see the forest through the trees.
The Costa Rican economy historically has an inflation rate of between 12 and 20% anually. The middle and upper class Tico recognizes that his hard earned colons will simply disappear unless invested in hard assets.... and in Costa Rica, that hard asset is land, and primarily raw land.
We prefer to take a dual approach... we combine the fact that the U.S. dollar is more stable ( relatively speaking ) with the demographics of the "gringos" moving to Costa Rica. And because of the nature of our business and the demand for real estate we are able to track where the buying is occurring and what the preferences are. So obviously we know that beach and oceanview will probably always be superior investments if purchased at the "right" price and in the "right" area.
But...those of you who have read our "building versus buying" section will realize that there is a tremendous opportunity to build homes for resale. Our home, for example, was built ( including land and all extras ) for less than $80,000.

They will pay a premium to simply buy and move in. Because of the simple economics of supply and demand; i.e., there is a severe shortage of existing structures for sale - it will not be long before this void is filled . In the meantime there exists ample opportunity to purchase land, build and resell -- at substantial profit margins. (** note - we are not talking here of gated areas or communities -- that is another separate
issue )

Oceanfront property in Parrita: priced at about 30-50% less than the competition. Superb oceanviews and yet only twenty minutes away from another area where the same views are priced ten times higher. ( this is not an exaggeration! )
Bare land ( Grecia ) - One manzana ( 7000 sq. mtrs. or almost two acres ) . Overlooking the town and the entire Central Valley, about 200 meters off of a paved road with good access. Two months before , two manzanas sold for $66,000. This parcel is for sale for $22,000. And no, there is nothing whatsoever wrong with it, it is simply a steal.
