The past month has easily been the busiest of our short tenure as CR Home…we have been averaging three property sales per week and are averaging at least two new “shoppers” per day.
Last year the interest was at the beach…this year it is the Central Valley. We are receiving huge interest from those who already live here in other areas and want to now relocate to Grecia and surrounding areas. We have sold approximately 25% of our “high end” inventory ( I.e., our best properties… not necessarily the highest priced.)
As strictly a comment and an aside…if Rhonda and I were to move to Grecia today, we could not afford to buy and build here. We will be exploring properties in neighboring Naranjo and into Zarcero and San Ramon in the coming months. Properties there are gorgeous and still largely unsettled by “gringos”. And the amenities are pretty much the same as in Grecia. And for many…the views are even more spectacular. Watch for details in our listings section and coming newsletters.
I do not like to constantly remind people , especially potential buyers, that prices are rising almost daily and weekly. However, the reality is that there is a limited amount of land in this area and the buyers far outnumber the sellers. Economics 101. As much as I hate to see prices rise this rapidly ,
( and I use this phrase a lot here …)…”it is what it is.”
We recently sold a property here to a couple who lives in Santa Ana…their attitude?…”property in Santa Ana and Escazu cannot even be found for $150 per sq. meter any longer. Grecia is gorgeous , safe and unbelievably inexpensive.”
Honestly, I am upset that prices are rising this quickly. And we are doing everything that we can do offset rising prices…by finding smaller properties and by finding different areas which have basically the same ( and in some cases , better ) amenities.
So…if you are considering moving here in the near …or even not so near future…keep a close eye on prices and start watching different areas as well. The one thing that really tipped the scale for me as far as different areas
( other than Grecia ) was when one of our past clients said to me “ if you would have told me that Naranjo was THE place to buy…that is where we would have bought.” I hadn’t thought that our recommendation carried that much weight…but it is a consideration.
We are also continuing to expand our investments section and the coming months will see an escalation of offerings. Those of you who indicated an interest in the San Miguel de Rio Quarto property that Rhonda and I will be developing and building on…sorry, shares are already sold. Investments go very very quickly. So check your emails frequently if you have any interest…and if you have not yet read the summary of different forms of investments that we will be offering please click on the following link or cut and paste:

With the stocks markets throughout the world and the real estate markets in many places all being in totally disarray and dropping…and the world facing potential recession fears…Costa Rica is definitely a place you should consider for superb appreciation potential and growth. There are a great many superb investments which offer very little risk and yet large and rapid growth. Ask questions. I would also like to elaborate a little on the new foreclosure section that we will be featuring shortly. Pedro Coto is developing an exclusive relationship between us and Banco Nacional. We will be shown properties BEFORE anyone else sees them. We will , in fact, be given first choice on properties in which the foreclosure process has already been started. I have also been told that assumptions of existing initial mortgages will be included in the package offered for those who wish more leverage. Remember, these offerings will be at a significant discount to present market prices. Watch for details.

1. 2 ½ manzanas or around 5 acres. This property is easily the best value we have in Grecia at present. The owner will sell one manzana for less than $45,000 ( comparables are 30-40% higher! ). Great investment or hold and build your own. Gorgeous view of the central valley and contains large number of eucalyptus trees for the parrots! Private location. Call quickly on this one.

2. We have one view lot available in Bajamar at present. No pictures available at this time but great view of the ocean only 300 yards away. This is a fantastic area and other properties in the area of comparable size are now selling for double or more this price…take a look at this before it is gone. Only $40,000
3. One manzana ( 1 ¾ acres)near Naranjo with views to the entire Central Valley, the pacific ocean …absolutely huge huge views. AND this comes with a rustic cabina…fantastic location for only ………………………………..............$55,000.

4. Want a great location in Grecia without the high price? This might be the last inexpensive, yet gorgeous property in the entire mountain range… 3000 meters of ¾ of an acre of landscaped property, directly off of a public road for convenience…planted in fruit trees…view toward Grecia…great building area and sloping to the river. This property is a steal in today’s market. $28,000

5. A small ( perhaps 800 sf ) block construction home …maybe not the greatest but a great starter or temporary home…BUT the best part is the view…gorgeous view looking toward the Central Valley. 4000 sq. meters, or one acre. Only $35,000

6. Remember CVRTB 728?? All of you that asked about the property and were told that it was under letter of intent? Well, the buyer bought another property and we decided to option the property ourselves SO hurry. At least ten of you asked about it and at this point it is definitely “first come, first served.” . The area is high demand and the property is extraordinarily cheap for its location. And it is gorgeous…excellent building area. http://www.cr-home-sale.com/central_valley_land.htm $47,000
I would also, at this point , like to stress one thing that we at CR Home feel very strongly about …and this a direct result of Rhonda’s and my experience when we first moved to Costa Rica…that EVERYONE interested in property here OR moving to Costa Rica deserves to have answers to their questions. And despite the fact that we are busy, sometimes overly so, everyone WILL have the opportunity to see our property and to ask as many questions as they wish. No obligation is necessary . And we do not ask “are you a serious buyer?”.
I would also like to thank all of you who responded to my request for prayers for my father. Your answers , comments and prayers were deeply appreciated. Thank you.
Below is our new office…please note that we are NOT located behind the red metal church in Grecia any longer…we are now located midway between the autopista ( main freeway ) and the town of Grecia.
Come and see us…the coffee is always on and directions are always free…plus we have a huge supply of paperback books as many that vacation here need to feed their addiction ( hey, how do you think that this library got started?)
See you all soon…
