Our last “property of the month” generated such huge response ( and sold in record time ! ) that we have put together a short list of properties which we feel are exceptional buys and grossly under priced.
They are not for everyone…but not everyone wants an “overpriced, American style house in an American community in a gated area “ These are homes and properties which are located in areas in which the buyer can enjoy the local flavor and be a part of the community ( if you so choose ) AND not be completely isolated. These properties are conveniently located…about 15 minutes north of Jaco and about 15 minutes from the town of Orotina.
All of the amenities that you could wish for are located in these towns. And yet you are far enough away to be not affected by the problems that tourism sometimes brings. The area contains several soccer fields, churches, restaurants, mechanics, and a couple of bed and breakfasts right on the beaches. There is a large square that has been designed by the municipality for a playground for children. And…best of all ( at least in our minds)… there is a cooperative used by the local fisherman at the far end of town which not only served freshly caught fish and shrimp …but also sells them at unbelievably low prices.
The area is undergoing change. There is a large condominium and real estate project which borders the area and has the “second most expensive real estate in the Central Pacific area. “ We are not the only ones who think that the area is gorgeous! The area will be doing a new plano regulador, which is simply a new master plan for the area. It is being done by the municipality and the inhabitants to protect their homes and property values AND to ensure orderly growth.
It is normally a precursor to much higher prices and more buyers flocking into the area. All properties here have the correct paperwork AND will have their properties purchased with “concession pending” and that guarantees that the concession will be issued when the plano regulador is complete.
The Tarcoles River empties into the ocean and the far end of the community. Much has been written about its pollution and yet there are tours which display the massive amounts of wildlife which exists there. It is one of the few areas in which the scarlet macaws still fly in flocks…and of course, crocodiles and literally hundreds of other species of birds, fish, and monkeys. Instead of condemning the area as many do who simply read instead of seeing for themselves, we suggest that you see the Tarcoles area for yourselves. We think that you will be as impressed as we were. And remember, this is only a small area of the community. But ,it too, is gorgeous.
The beaches themselves are gorgeous and clean. The waves are not suitable for experienced surfers but rather for beginners. Expensive developments can be seen in the distance as can the Nicoya Peninsula and its myriad of islands. Fishing boats and even an occasional cruise ship can be seen in the distance. And of course flocks of pelicans and kites are seen every few minutes.
You will see a mixture here of “fixer uppers”, expensive homes ( asking prices of nearly half a million dollars ) and raw land. The area is a community…not of visitors or weekenders…but of people who live here. People work as guards, tour guides, maids, and one of the inhabitants is the infamous “crocodile man” who literally risks his life daily “playing “ with the crocodiles.
You will see pictures of the area. We think that the easy pace and photos of the children playing in a local river ( no, not the Tarcoles ) and the few local scenes will take you back to a much simpler time that so many of us long for. You will even see oxcarts ( yes, pulled by oxen ) driving along the road and beach collecting driftwood and stones. And you will see bread being baked in large ovens fired by driftwood.
If you want condominiums and Costa Rica wrapped in plastic, don’t look here. If you want the real thing AND you want unbelievable values that we honestly think will not be available long…please continue.
We think that the following ( which are only a small part of the total number of properties that we have for sale in this area ) are truly outstanding purchases…both from an investment standpoint AND from a “vacation home” standpoint. The prices you see here you will probably never see again. If you have been putting off buying a home on or near the beach in Costa Rica, this may truly be your last chance. Don’t wait like you have done in the past!

PROPERTY#5 Very nice home on approx 750 sq. meters. Shuttered windows, fenced and gated yard. All this and only a 3 min walk to the beach. A bit more expensive but we think it is still an incredible value at $77,000

Our bed and breakfast offering approximately two weeks ago sold almost immediately. ( our "December property of the month" )... we expect that these will sell out almost as quickly. We do have additional properties in the area as well. But these are the best values by far.
